Subject: 2025 Budget Update and Board Voting Meeting Information


Dear Homeowners,


The Board of Directors would like to inform you that the budget for 2025 will be increased to accommodate the monthly assessment of our reserve funding. This adjustment is necessary to adequately support the reserves for various community assets, including the pool, fence, cabana, monument, perimeter fence, dog park, playground, and the OCPS school fallout pond drainage system. This increase aims to address the underfunding of reserves from previous years, particularly during the period when the Board of Directors was under Developer control. By taking these steps, we can ensure the long-term sustainability and maintenance of our community facilities.


The reserve funding is crucial for covering emergencies and large repairs, such as cracks in the pool or significant damage caused by storms or fires. While we have insurance for most of these situations, the reserves help us manage deductibles and other unexpected expenses that insurance might not fully cover.


When you open the budget drafts, you will see detailed notes on each of the items, including any reductions or increases. While our goal is to keep the assessment as low as possible, we must ensure that our reserves are properly funded, especially after completing major repairs to the pool cracks.


Below are two budget drafts for 2025 for your review. The first draft, which sets the monthly assessment at $75.00, was sent via USPS along with the budget meeting agenda. Unfortunately, the second draft, which proposes a monthly assessment of $77.00, was not included in that mailing.


The Board of Directors will be holding a voting meeting to decide on the final budget for 2025. While this is a Board decision, all homeowners are invited to watch the proceedings via Microsoft Teams.

Dear Residents, Please be advised that the community pool area is scheduled to be pressure washed on Monday, August 10. To allow the vendor to safely complete the cleaning, the pool and surrounding pool deck will be closed during the pressure washing. Access to the pool area will be unavailable until the work has been completed and the area is safe to reopen. We apologize for any inconvenience and appreciate your patience and cooperation as we complete this routine maintenance to keep the amenity clean and well-maintained.
