ARC Frequently Asked Questions.
Disclaimer: These FAQs are not inclusive of all rules. Any alterations to the facade, yard, or overall look require ARC and board approval.
Fences:
- White Vinyl (6 feet): Allowed except for water view lots.
- Black Metal: Maximum of 4 feet tall as per county. Specific to water view properties or wood fence and shrub hedge homes.
- General: No mixed materials; new fence must match or blend with the neighboring homes unless on a water view.
Pavers (Driveway, Extensions, Patios):
- Matching color: the 5-foot gap from the property line for drainage.
- Colors must match existing pavers or be replaced with a similar color.
- There are no driveway extensions beyond the garage line except for a passageway to the side of the home. Requires ARC approval.
Screen Enclosures:
- Dark bronze/black only. Requires ARC approval
Pools:
- 5-foot gap for drainage; all pools require a permit from the county as they are considered a permanent structure, and major construction goes into the process of building one.
Solar Panels:
- Allowed only on the roof of a permanent structure with a submitted ARC application.
Landscaping & Tree Removal/Replacement:
- Committee approval: Any tree removal or planting needs ARC approval. If on a corner lot, 5 feet from the sidewalks, utilities are buried underneath.
Additions & Structural Modifications:
- Must match existing structures; permits may require a county/city permit and a general contractor.
Gutters:
They are allowed but must have complimentary color painting:
- Use from the approved color list; consider neighboring homes.
Storm Shutters:
- Yes, with ARC approval.
Window Air Conditioning Units:
- Not allowed.
Playground Equipment:
- It must be shielded from view, blending with the surroundings, and requires ARC approval.
Exterior Paint:
- Requires ARC approval; the colors must be from the approved list and complimentary to the neighboring homes. Approved colors and combinations are in the Resident Portal
